What the Damage Deposit Does Cover

  1. Physical Damage to Property
    • Broken furniture, fixtures, or appliances
    • Stains or damage to carpets, upholstery, or walls
    • Damage to outdoor areas (Outside furniture, Firepits, Decking or BBQ)
    • Damage to hut tub, including shelving and lids, by not following instructions – minimum £250 charge applies.
  2. Missing Items
    • Towels, linens, kitchenware, electronics, or decor
    • Keys, remote controls, or access wristbands
  3. Excessive Cleaning Costs
    • If the property is left in an unusually dirty state requiring deep cleaning
    • Pet-related messes
  4. Unauthorised Use or Breach of Rules
    • Smoking indoors (if prohibited)
    • Hosting unapproved guests or parties
    • Late check-out without prior agreement
  5. Utility Overuse or Misuse
      • Excessive use of heating, air conditioning, or water (if utilities are capped or monitored) and electric car charging.
  6. Structural or Safety Violations
    • Tampering with smoke detectors, fire extinguishers, or security systems

What the Damage Deposit Does Not Cover

  1. Normal Wear and Tear
    • Minor scuffs on walls, floors and furniture
    • Light fading of fabrics or furniture
    • General aging of appliances or fixtures
  2. Maintenance Issues
    • Plumbing, electrical, or heating faults not caused by misuse
    • Appliance breakdowns due to age or manufacturer fault
    • Broken keys, door locks or locking issues with doors and windows
  3. Weather-Related Damage
    • Storm, flood, or wind damage
    • Power outages or water ingress
  4. Pest Infestations
    • Issues like ants, mice, or wasps unless directly caused by guest negligence (e.g., leaving food out)
  5. Owner-Provided Consumables
    • Toilet paper, toiletries, cleaning supplies, coffee pods, condiments etc. — even if used up
  6. Service Failures
    • Wi-Fi outages, TV signal loss, or utility interruptions not caused by the guest
  7. Negligence
    • A glass dropped accidentally vs. reckless behaviour.
